  • Hamilton County logged a June median sale price of about $520,000 with median days on market of roughly 8 days, per the most recent multiple-listing data available.
  • Carmel medians have been running near $630,000 with strong year-over-year appreciation and homes selling in about 10 days.
  • Fishers sits around $430,000 with roughly 0.6 months of supply, still firmly in seller territory but with more choices appearing.
  • Westfield has climbed to about $495,000, and Zionsville remains the priciest municipality in the metro with medians near $700,000. Whitestown offers the more accessible end near $377,000.
  • Mortgage rates have eased from their peaks toward the mid-6 percent range, with many forecasters projecting them to settle in the low- to mid-6 percent band by late 2026. Lower rates stretch buyer budgets, which helps your buyer pool.

Inventory across the metro sits somewhere in the range of roughly 0.6 to 1.6 months of supply. That is still a seller-favorable market, but it is no longer a frenzy. The buyers showing up this fall are prepared, pre-approved, and ready to make real decisions, which is exactly whoa downsizer wants to encounter.
