New research from Realtor.com may help you answer it.

Is There Really a "Best Time" to Buy a Home?

Yes. Realtor.com's 2026 Best Time to Buy report looked at eight years of market trends. They wanted to find the week that gives buyers the most choices and the least competition.

Across the country, that week is September 27 through October 3. But our local market has its own rhythm.

In the Indianapolis area, the best week to buy is October 25 through 31. That area includes Carmel, Fishers, Noblesville, and Westfield.

Why This Week Matters When You're Downsizing

When you downsize, you want the right home, not just any home. You may need a certain layout, a smaller yard, or a spot close to family and doctors.

That's why more choices matter. In past years, our local best week brought:

  • About 26% more homes for sale than a typical week
  • About 39% fewer buyers competing, compared with the peak
  • About 15 more days on the market, so you're not rushed
  • Listing prices about 9% below their summer high

More homes to pick from. Less pressure to decide fast. More room to talk price. For a downsizer, that's a big deal.

"Are Home Prices Crashing?"

No. This is a common worry, so let's be clear. Prices usually ease off their summer high at this time of year. That's a normal seasonal pattern, not a crash.

Also, mortgage rates were not part of this study. The benefit here is in price, choice, and competition.

"What If I Still Need to Sell My Current Home?"

This is one of the biggest worries for downsizers. Nobody wants to get stuck between two homes.
